Over the past five years, Twickenham's private rental market has experienced a significant growth in rents. The average monthly rent has increased from £1,799 in 2020 to £2,456 in 2025, representing a 36% rise.
These local trends are interesting when compared with the national picture, where the average monthly rent increased from £1,331 in 2020 to £1,803 in 2025, a rise of 35%. Regionally, in outer London, the rent rose from £1,593 to £1,918, a 20% increase.
Yet, as affordability tightens, some landlords who were too optimistic with their pricing have been forced to reduce their asking rents; 24% of rental listings across the UK experienced price adjustments in 2025 alone. Despite this, tenants in Twickenham are now paying substantially more than they were just five years ago.
While rents have increased, the supply of rental properties in Twickenham over the last five years has declined slightly.

The current imbalance of limited supply and high demand has tightened the market. Nationally, rental availability remains more than 25% below pre-pandemic levels.
In Twickenham, agents continue to report strong tenant demand, though the frenzy seen in 2022 and 2023 has calmed somewhat. Low vacancy rates persist, and while the supply/demand gap may be narrowing slightly, it remains significant.
Analysts estimate that 50,000 more rental homes are needed nationwide each year to restore pre-2020 availability. Until that gap closes, upward pressure on rents in areas like Twickenham is likely to continue. While the scale of rental increases is expected to moderate compared to previous years, I am forecasting a further 3% to 4% rental growth in 2025.
